blockbusting

An American term for the process whereby the racial composition of a residential block changes from white to black, usually as a consequence of actions by real estate agents (cf. invasion and succession). Agents or speculators may trigger change by introducing a small number of black households to a block when vacancies arise, thereby putting pressure on the remaining white households, many of which may not welcome the prospect of a \'mixed neighbourhood\'. Some may be panicked into selling their homes relatively cheaply, which the agents can then resell at higher prices to incoming blacks, making large profits through stimulating rapid neighbourhood change on the bases of fear and prejudice. (RJJ)
